Cost of Building a Waterfront Custom Home

Cost of Building a Waterfront Custom Home

What goes into the cost of a waterfront custom home? There are four main categories.

Building a waterfront custom home allows one to make many decisions in one’s new dream abode. It lets one decide everything from the big picture to the smallest details, from the size of the home to the shade of the kitchen countertops. Of course, one must have a solid plan before realizing the dream. The budget is essential. As you consider what price range for a waterfront custom home you can afford, you can break down your costs into four main categories.

Land

One should start with first things first. The quality of the land itself will affect your total price. For example, is it a relatively flat plot of land, or is it on a slope? It will be more expensive to build on a slope. One should also account for the soil condition (rocky, sandy, etc.), accessibility to utilities like water, power, and disposal lines, drainage, and any zoning restrictions or permit fees. While it is possible to build on most any Maryland soil, the labor cost can range widely.

Size of House

The size of your house will also make a significant difference. It is best to think about how much square footage you absolutely need in your home. With smart interior designs, your home can still function just as well as if you had more square footage. Keep in mind that size is not a standalone determining factor of the cost, but that the other two categories below also influence it just as much.

Structural Complexity

Like any other home, a waterfront custom home can be as complex or as simple as one wishes. It can have curved walls, angled corners, multiple dormers, intricate exterior millwork, high ceilings, and multiple elevation changes. These details raise the budget. More affordable are straight walls, 90 degree corners, one elevation, and overall simple lines. A modern house style or a balanced mix can help you save.

Materials

Lastly, the materials of the home itself will significantly affect the budget, from the home’s very structure to its inner systems to its finishes. Green building features allow for greater energy efficiency, giving you a higher upfront cost but invaluable long-term savings. One should have an HVAC or other heating and cooling system fitted according to the house’s size for optimum energy-efficiency. Your choice of interior materials like cabinetry, flooring, trim, etc., high-end or standard, will also matter.
