Waterfront vs. Waterview Homes

Maryland is home to some of the most beautiful waterfronts in the country. By the water, the atmosphere feels calmer, time passes slower, and the water is a constant joy and wonder, whether it is sunny or stormy. With water-access real estate, there are at least two options available. Here, we will discuss the pros and cons of waterfront vs. waterview homes.

Waterfront Homes

Pros

A waterfront home’s property line can extend either to the beachfront or the water. If it is the latter case, you have a private beach and can potentially build a private dock. You won’t have to rent a marina or use a community boat ramp. 

You will also most likely have water views, which you can enjoy throughout your home with the most efficient design.

Cons

Waterfront homes are naturally the closest to the water and are more exposed to the harshness of the weather on the water. The temperature is slightly colder than inland, and it can be windier, especially during a storm. You are also more at risk of flooding during severe weather.

Waterview Homes

Pros

Waterview homes are usually at a higher elevation and are designed to capture those beautiful views. They are less at risk of flooding, either because they are on a steep slope or cliff or more inland. You are less likely to need flood zone insurance, which is mandatory if FEMA determines your property as being in a flood zone

Because of their design, a waterview home will not compromise on those water views, even if it is not on the waterfront. A waterview home is more appealing if you prioritize the view above all else.

Cons

If you love boating, you will either have to use the community boat ramp or rent a marina. You also will lose out on having a private beach. Given its proximity to the water, a waterview home may still face harsher weather than an inland home.
