Get the Bulkheads Inspected
On many waterfront properties, there is a short wall that separates the property from the water that is called a bulkhead. The bulkheads are basically there to prevent the soil and/or sand on the edge of your property from eroding into the water. If a property your considering has bulkheads or doesn’t have them and you feel that it should, you will want to get the area inspected. If bulkheads need to be replaced or built, that can take a pretty large chunk of your budget.
Secure Financing as Soon as Possible
Waterfront property is highly sought after. A waterfront property will most likely cost more than a property exactly the same size further inland. Waterfront properties also sometimes fall into a special category with lenders, and the loans can require a lengthy underwriting process. By securing financing towards the beginning of your custom homebuilding journey, the process can go a lot smoother.
One thing that a lot of homeowners just don’t think about when shopping for their waterfront property is the utilities. Waterfront properties are often in somewhat rural areas. They aren’t always connected to the city grid. Know where the water and electrical lines are, will you have to have the lines extended to reach your home? Also, many waterfront homes run on a septic system so one will likely need to be installed pretty early in the building process.
Will You Be Able to Make Changes Later On?
Your new custom waterfront home will be built just for you. The layout and floor plan, the features, and the interior and exterior design choices are all designed especially for you and your family. However, at some point in the future, you might want to make changes or additions. You will definitely want to make sure you will be able to make changes to the home or to the property if you so choose. Some areas have city ordinances and permits that may prevent some of these changes.
